James Haecker is a member of Winstead’s Real Estate Development & Investments Practice Group. James has extensive experience in real estate transactions, including in the representation of real estate developers, lenders, borrowers, purchasers, sellers, tenants, and landlords in connection with the construction, acquisition, disposition, financing, development, ‎management, and leasing of industrial projects, office buildings, retail ‎shopping centers, multi-family projects, condominium towers, ranch ‎properties, unimproved land, and mixed-use projects. 

Representative Experience

Real Estate Acquisition, Disposition, and Development

As part of James’ representation of developers, sellers, and purchasers of real estate, James has extensive experience in the preparation and ‎negotiation of purchase and sale agreements, due diligence, title and survey issues, and easement and restrictive covenant agreements. His recent experience includes:

  • Representation of buyer in connection with its portfolio acquisition of retail and multi-family properties in Austin, ‎Texas
  • Representation of seller in connection with its disposition of ‎farm and ranch land
  • Representation of publicly traded REIT in ‎its acquisition of 200,000 square foot mixed-use shopping center in ‎Houston, Texas
  • Representation of private equity real estate firm in its portfolio ‎acquisition of four fully-leased industrial buildings

Real Estate Lending

James has significant experience in real estate lending matters in connection with construction and ‎acquisition loans for industrial, office, retail, multi-family, and mixed-use projects in Texas, California, ‎Florida, Massachusetts, Virginia, Pennsylvania, Georgia, New Orleans, Minnesota, Arizona, and Washington D.C. ‎Recent matters include:

  • Representation of lenders and administrative agents in ‎connection with construction loans for industrial facilities, ‎multifamily complexes, mixed-use developments, and office towers
  • Representation of lender in cross-collateralized real estate term ‎loans secured by multi-state portfolios of retail properties

Landlord and Tenant Representation

James regularly represents both landlords and tenants with respect to ‎industrial, office, and retail projects. ‎‎ His recent experience includes:

  • Representation of privately owned, real estate investment company ‎in leasing of industrial projects throughout Texas
  • Representation of landlord in leasing of Class “A” office towers, ‎as well as operational and property management issues
  • Representation of private, real estate investment firm in leasing of ‎retail shopping centers

Search Tips:

You may use the wildcard symbol (*) as a root expander.  A search for "anti*" will find not only "anti", but also "anti-trust", "antique", etc.

Entering two terms together in a search field will behave as though an "OR" is being used.  For example, entering "Antique Motorcars" as a Client Name search will find results with either word in the Client Name.

Operators

AND and OR may be used in a search.  Note: they must be capitalized, e.g., "Project AND Finance." 

The + and - sign operators may be used.  The + sign indicates that the term immediately following is required, while the - sign indicates to omit results that contain that term. E.g., "+real -estate" says results must have "real" but not "estate".

To perform an exact phrase search, surround your search phrase with quotation marks.  For example, "Project Finance".

Searches are not case sensitive.
